Alhamdulillah, for 20 years NYMA has served North York — but from a tight temporary space where barely 20–30 people fit for daily prayers. Every Friday and every Eid, we rent halls just to pray together. It's time for a permanent home, in shā' Allāh.

Now we need participants to help us own it outright — through a halal partnership structure designed to return your capital with a projected Ijārah, in shā' Allāh.

NYMA is acquiring two adjacent properties at 120–128 Sheppard Ave West to develop into a permanent masjid and community centre, in shā' Allāh. Your participation finances the purchase — and NYMA intends to pay you back over a target 5-year term with Ijārah on your share.

Over the target term, NYMA intends to buy back your share in scheduled stages, reducing ownership over time until you are fully repaid, in shā' Allāh.

The ~5.5% target is projected based on the Ijārah structure, not guaranteed. As with any real-estate-backed partnership, results depend on project performance. We ask Allah to bless this endeavour and make it fruitful for everyone involved.

Yes. The Diminishing Mushārakah is a widely recognized Islamic partnership structure used for halal home financing across Canada, Alhamdulillah. It follows established fiqh al-muʿāmalāt principles — genuine co-ownership, real rent, no ribā.

The partnership structure is being prepared with Pallett Valo LLP, experienced securities and real-estate counsel. Full legal documents will be shared with eligible participants.
